Ever wondered where the priciest pads in Exeter are hiding? Or how far your money might stretch on the city’s more modest streets? A new five-year breakdown of house sales across Exeter postcodes has revealed the most – and least – expensive places to live in the city.
At the top of the list? Streatham Rise (EX4), where four homes have sold since 2020 for an average of £1.19 million. Not far behind are St Leonards Road and Wonford Road – both long-established hotspots for character homes with leafy surroundings and easy access to the city centre.
According to property data from fast-sale specialists Property Solvers, these streets regularly attract seven-figure sales – and that’s not counting outliers like Pocombe Bridge, where one home sold for £2 million.
The data is based on HM Land Registry sales between 2020 and 2024 and covers all EX postcodes within the city boundary.
Here are the streets where homes averaged over £1 million:
Streatham Rise (EX4) – £1,194,374
St Leonards Road (EX2) – £1,104,166
Wonford Road (EX2) – £1,078,333
Mountbatten Drive (EX2) – £1,043,333
Baring Crescent (EX1) – £988,333
Meanwhile, on the other end of the scale, Palm House in Medley Court (EX4) claimed the title of Exeter’s most affordable street, with three properties averaging £63,333. Homecourt House and Willow Way also feature among the city’s cheapest addresses, with average sales under £75,000.
These sales mostly reflect sheltered housing and retirement flats, often sold on a leasehold basis and with age restrictions — but they offer an important insight into Exeter’s wide-ranging property values.
