The Grade II listed building, badly damaged by fire
Specialist developer NooKo has submitted a planning application for minor amendments to the approved scheme to redevelop the Royal Clarence Hotel site on Exeter’s Cathedral Green.
The proposed changes, described as largely technical, focus on sensitive internal adjustments to better showcase the building’s historic remains, while leaving the approved exterior design unchanged.
The Grade II listed building, badly damaged by fire in 2016, will be transformed into high-end homes and commercial space.
The revised plans include a more versatile interior layout and a redesigned staircase and light well to highlight preserved burnt timbers – a visible reminder of the building’s history. Interiors will use recycled and locally sourced materials, with an increased number of two-bedroom apartments to meet demand.
NooKo has worked closely with Exeter City Council, Historic England, Kirkham Board Associates and Expedite to refine the plans. Director Max Sayers praised the “overwhelmingly positive” support from partners and local businesses, saying the project will “retain the drama and feel of the original building while employing the best modern construction methods.”
A decision on the application is expected in November.
